What Juneau homes need from a concrete slab

We're based in Juneau and work across the City and Borough of Juneau, from the downtown hillsides to the Mendenhall Valley. Most of our calls come from homeowners with a cracked driveway, a patio sinking toward the house or a garage floor that's had enough, along with some small business and property owners. A lot of houses here sit on steep, tight lots, and plenty of the old concrete we tear out was poured on whatever ground happened to be there.

The price mostly moves with size, tear-out and how much base work the ground needs, and the schedule turns on the weather and any permit review, all of which my written estimate spells out after I've walked the site. In Juneau the ground and the weather shape the job more than the finish does, because wet soil, rain and cold decide how deep we dig, which way the slab drains and when we can pour.

What concrete is up against in Juneau

  • Rain on pour day

Rain on fresh concrete can wash out the top and leave a weak, dusty surface. We watch the forecast, keep covers on site and move the pour when the weather won't cooperate.

  • Cold nights after the pour

Fresh concrete keeps hardening for days after it's placed, and a hard frost on a young slab can leave it weak for good. We plan pours around the cold and blanket the slab when nights turn freezing.

  • Wet, soft ground

Plenty of ground here stays wet, and a slab on soft dirt sinks right along with it. We dig to firm subgrade, the ground the slab sits on, and pack a gravel base over it.

  • Steep lots and runoff

Hillside driveways and tight lots send water downhill fast, and a slab that tips toward the house sends it straight at your foundation. We check where the water runs before we set the slope.

Should you repair or replace a cracked slab in Juneau?

If the slab is still flat and the cracks are thin and not growing, a repair or cutting out a few bad sections usually makes sense. If it's sinking, heaving or holding water against the house, the trouble is underneath, and patching the top just hides it until next spring. I'll tell you which one I see when I come out.

When it's a replacement, the base is where I won't cut corners, even though nobody sees it on day one and it's the first thing people want to trim from the budget. A nice broom finish, the light texture that keeps feet from slipping on wet days, won't save a slab that's settling. That goes for concrete driveway building as much as for a patio or a walk.

Juneau concrete questions

  • Do I need a CBJ permit to pour concrete in Juneau?

New home construction needs a building permit, which the city issues once its building, planning and engineering reviewers have all approved the plans, and its guidance expects about two weeks for that approval. Applications go in online only, through Civic Access, and since May 1, 2026, inspections are booked through the same account. When a job needs a permit, we file it and book the inspections through ours, and if it isn't clear whether a driveway or patio needs one, we ask the CBJ Permit Center before we start.

  • Does a concrete contractor need a license in Alaska?

Yes, the state says anyone bidding or working as a contractor needs a certificate of registration from the Alaska Department of Commerce, Community, and Economic Development. General contractors building or altering homes of one to four units also need a residential contractor endorsement, where altering means changes worth more than 25 percent of the structure's value, and any business has to register for CBJ sales tax before working in the borough. We're fully licensed and insured, and it's fair to ask anyone you're weighing to show you theirs.

  • How much does concrete work cost in Juneau?

I can't give you a fair number until I've seen the site, because here a big part of the price is what goes under the slab. How deep we dig to reach firm ground, how much gravel goes back in, whether an old slab comes out first and how much drainage work a sloped lot needs can matter as much as the size. The city's 5% sales tax applies to services too, so plan for it.

  • How long before I can drive on new concrete in Juneau?

You can usually walk on new concrete within a few days and drive on it some time after that, and in Juneau's cold both waits run longer. That wait is curing, the slow hardening that gives concrete its strength, and cutting it short is how a good slab ends up with a chalky top. I'll give you the dates for your pour once we know the weather.

  • What causes concrete driveways to crack and sink in Juneau?

Most cracking and sinking here starts underneath, with a slab laid on wet or soft ground that settles, or water running under it and freezing. We pack the base, set rebar, steel bars that hold the slab together if it does crack, and cut control joints, shallow grooves that give the concrete a straight line to crack along. Concrete cracks eventually, so the goal is cracks in places we picked.

  • How do I check if my Juneau home is in a flood or avalanche area?

Look it up on the city's maps before you plan a foundation or a big slab. The city's Mendenhall flood inundation maps cover the Mendenhall River Valley, where experts expect recurring and likely record-breaking glacier lake outburst floods, and the area they reach has grown each of the last three years. For downtown, the city's emergency managers point you to the avalanche hazard maps.
